What utilities are included in my lease?
Resident is responsible for electricity & internet.  Also, anything beyond basic extended cable.

What kind of pets do you allow and what fees are involved? (Saw conflicting things on this)
We are pet friendly with no weight restrictions but we do have some breed restrictions and require a pet interview.  300.00 fee and 200 deposit per pet.

What are the income and credit qualifications?
Total monthly household income (gross) must be at least three- (3) times the amount of the monthly rent. Every source of income must be listed by each household member and complete. Third party income verification will be obtained by HRI Properties. Falsification of information on an application is basis for automatic denial, termination of lease and/or eviction.

Is my security deposit totally refundable?
If the apartment is left in a good clean move-in condition and no damages beyond normal wear-and-tear, the deposit will be refunded as long as lease terms were met.

How long is the term of the lease? Do you accept leases for short term leases?
We offer 6 or 12 month leases. We do not offer short term leases.

Am I required to have renters insurance?
Management’s property insurance does not cover any Resident furniture, clothing or other personal property.  Residents are hereby strongly advised to procure renter’s insurance to protect their personal property.

Do you offer furnished or corporate apartments?
We can set up corporate units that are furnished.  Fully furnished (ALL utilities included) lease as follows:  1 BR Corporate $1675, 2 BR Corporate $1950; $500 deposit; Corporate Units feature VIP Living, Dining & Bedroom furniture with a queen size bed, tv/dvd player, gourmet Kitchens with dinnerware for 4, bed & bath linens along with basic household accessories.

If I need something repaired in my apartment, how do I get it fixed?
We offer a 24-Hour emergency maintenance services available via our website or you can call the office number at 318-222-0106 & follow the instructions for after hours emergency.

When is my rent payment due? How can I pay my rent?
Rent is due on the 1st of the month. You can pay rent online via our Resident Portal.  You can also drop your rental payment in our drop box conveniently located at the office door.

What day am I liable for a late charge?
A late fee of $50.00 will be assessed to rental payments made after the third (3rd) working day of each month.

Do you have parking?
Yes, there is optional Gated Parking ($40 per month) or Garage Parking ($50 per month)

Does the property have a swimming pool?
Yes, we offer a swimming pool with cabana & barbecue grill
